What is a Gas Safety Certificate?

A Gas Safety Certificate, or CP12, is a legal requirement for all landlords in the UK. It confirms that the gas appliances in your rental property have been checked by a qualified gas engineer. So you can relax knowing they’re working safely and efficiently.

Do I need a Gas Safety Certificate?

Landlords will need a commercial Gas Safety Certificate for each gas appliance in your rental property. It’s a legal requirement and each individual certificate has to be renewed every year. Without them you risk a hefty fine, and the appliances may be unsafe for tenants to use.

What does a CP12 include?

A Landlord Safety Certificate is also known as a CP12 and covers:

  • Appliances
  • Ventilation and flue flow
  • Burner and gas pressures
  • Safety devices for gas appliances

The certificate is valid for 12 months and we recommend holding onto them for at least 2 years to show your history of compliance.
